Brinkley Station Townhouse Association (BSTA)
BSTA BEAUTIFICATION AND PROPERTY STANDARDS
We are bound by the Brinkley Station Townhouse Association Declaration of Covenants, Conditions and Restrictions and Bylaws and are obliged to maintain our houses, yards and fences in good condition.
All homeowners/residents should maintain their property in a standard that is in accordance with the BSTA covenants/bylaws and Prince George’s County to reflect pride in the community.
As a community, It is our (homeowners/residents) job to make sure that our property is maintained and the community is clean and cared for. It represents the people that live in it. It takes a unified community to come together and have a sense of pride.
Your home is your biggest investment. Regular maintenance helps to protect your investment. To maintain the aesthetics of the community and protect the investment of all homeowners, the BSTA Board of Directors is charged with the responsibility to enforce the regulations established for our Association. In order to do so, routine property inspections are conducted.

Infractions and Violations of the BSTA covenants/bylaws:
Based on the recent property inspections, many violations/infractions have been noted, such as appliances, toilets, trash and debris around the property, trash cans not stored out of view, and overgrown lawns to name a few.
The BSTA Board will enforce the current policy related to assessing fines for violation of the BSTA convents/bylaws.
The fines will be issued after numerous notifications and failure to correct the violations. The purpose of the fines is to ensure that all residents maintain their property in a standard that is in accordance with the BSTA covenants/bylaws and to reflect pride in the community.

Procedures: This process provides the resident ample time to correct the violation before fines are imposed.
Architectural Changes or Additions
Before changing any colors on your house, and/or before having additional architectural changes made to the exterior of your house, you must first obtain approval from the BSTA Board. The BSTA Board assumes all tasks related to this area.
Storage
Our community is a residential area and not a commercial storage space. You must put your storage items in your shed (if you already have one) and/or rent out a storage space (at another location) for your storage items (such as machinery, equipment, auto parts & supplies, etc.).
Violation Enforcement
One of the most sensitive issues in a planned community is the enforcement of the Covenants, Bylaws and other rules which are violated, either knowingly or unknowingly, by residents. Enforcement of Brinkley Station Townhouse community rules is the responsibility of the BSTA Board and the board will take the appropriate action, if required to ensure that violations are resolved.
This is a summary of the common provisions of the Bylaws and Covenants as well as the rules established by the BSTA Board. Cooperation on the part of all residents in following these rules will help make living in Brinkley Station Townhouse community more enjoyable.

Architectural Guidelines
We live in a planned community, and there are certain architectural guidelines to which we all must adhere. These guidelines have been established to ensure the uniformity, harmony, upkeep and overall appearance of your home and the community. It is each homeowner’s responsibility to maintain their property under these guidelines. This will maintain the aesthetics of our community and will maintain and increase the value of our properties. Please refer to the Bylaws and Declaration of Covenants, Conditions and Restriction for detailed information or contact the BSTA Board.
In general, in accordance with the Bylaws, every homeowner is required to provide notification and receive approval before making any change to the exterior of your home. The Architectural Committee is responsible for receiving, reviewing and approving all requests in a timely manner. The requests must be submitted in writing and must state the nature, color, kind, shape, height, materials and location of the desired change. After receipt of your request, with all of the required information included, the Architectural Committee will have thirty (30) days in which to respond.
As a general rule, ALWAYS contact the Board of Directors BEFORE making any exterior changes. This will save you time, expense and frustration. If any exterior changes are made that are not within the architectural guidelines, the Board of Directors will take the necessary action to correct the problem as outlined in the Bylaws of the Association.
